Street Sealing Update June 13th

There is a flash flood warning in effect all day today so Dominion will not be able to seal the street today. The weather forecast for Saturday is sunny and dry so they plan to be out at 7 AM Saturday morning to seal the street.

We realize that this is inconvenient and are working to get this done as soon as possible. Due to the amount of work Dominion Paving has this year if we don’t do this now it will be weeks or even months before we can get back in their schedule. We appreciate everyone’s cooperation and look forward to having this project completed as soon as possible.

Street Sealing Update

June 12, 2014

The first half of the street has been finished this morning. The first section is again open for residents to park. Due to the wet weather Dominion Paving was unable to apply the seal coat to the second half. We will try to apply the seal coat on Friday June 13th at 7 AM weather permitting. The weather for Friday is looking marginal at this point. If we can’t apply the sealer on Friday we will try one more time Saturday June 14th.

We are trying to get the road back open as soon as possible. We are hoping that cars will be allowed back on the parking lot no later than the end of the day Saturday.

Concrete Repair and Street Sealing

This spring and summer the board will be working on two projects to maintain our road and sidewalks. The road is due to be sealed with asphalt sealer. This process will require that all cars are off the road for at least 24 hours. The board will work with the contractor to do this over two days so half the parking will be available. We request that everyone work with their neighbors to help get through this disruption. When the board gets the dates we will post the information to make sure everyone is aware of when the street will be closed.

We will also be repairing sections of sidewalk that are in need of repairs. As the board gets firm dates we will communicate this information also.

We realize that all this work will cause some disruption but it is important to maintain our common property.

Annual Inspections

The annual property inspections will take place the mornings of April 2nd and 4th. You will see a group of board members walking around the property with a member of TWC conducting the inspections.

Landscape News

The Board has been working hard to do more landscape maintenance around the community.

Last fall you might have notices Peters Landscaping on site for four days pruning a lot of our trees and hollies. This is something that hasn’t been done for many years so still have a lot of work ahead of us. We plan to keep doing a little bit over the next few years to get caught up. By maintaining our trees they’ll last longer and it’s less likely we’ll have trees come down in storms when it’s much more costly to have them removed.

In early March we will be having a landscape contractor install new landscaping on the hillside between 1500 and 1502. This board had two large Bradford Pears removes a couple of years ago to prevent these weak trees from falling and damaging property. Initially the board planned to replace the two trees with two Cherry trees. After further evaluation it was decided that the existing scrubs were not attractive, there was problems with erosion and something more comprehensive was needed.

The new landscape will include two natural rock walls to terrace the hillside. It will also include seven new trees including Japanese maple, Dogwood, Crape Myrtle, and Flowering Plums. Between the trees almost fifty other smaller scrubs of various varieties will be planted to replace the existing shrubs.

There were two Cherry trees on this hillside. The board had them moved over to an area south of the tot lot to replace three Bradford pears that were removed. The Bradford pears are very weak trees that have a short life span. The board is working to remove these trees and replace them with more attractive and longer lasting trees.

Finally there’s been work near the circle where some trees have been removed and the bushed trimmed. This area of the property lies on the easement of Colonial Pipeline. Colonial has the right to maintain the vegetation on the easement. They do not allow trees on the property and require that all other vegetation be maintained at less than four feet tall. The board was required to trim the bushes to comply with these requirements.

The board is continuing to look at additional projects for the fall and following years.

Cluster Board Meetings 2013-2014

The board will hold regularly scheduled meetings on the following dates.

November 21, 2013
January 9, 2014
April 10, 2014
July 10, 2014 – Moved to July 2nd at 6:30 PM at the Tot Lot

All board meetings will be held in the Library of Armstrong Elementary School (unless otherwise noted). The meetings will start at 7:00 PM. Board meetings are open to all homeowners in the Summit Chase cluster.

Pipeline Work

You might have notices the trucks along the pipeline. Colonial Pipeline is installing a new protection system between the two pipes that make up the pipeline. They will be on site for one to two more weeks. If you have any concerns please contact TWC or Terry Mock with Colonial Pipeline (tmock@colpipe.com)

Car Break Ins

There were several cars broken into in the Summit Chase Cluster last night. There were also a couple of cars stolen in neighboring clusters. Please lock your cars and watch out for strangers in the cluster at night. If you have any concerns please call the police.
